- NEW LAW IN SPAIN - CERTIFICATE OF ENERGY EFFICIENCY - ROYAL DECREE 235/2013 OF THE 5TH APRIL 2013
The following information is to notify Owners of a new law which comes into force in Spain from 1st June 2013
The new energy efficiency law is extremely important for those wanting to SELL or RENT (long let rather than holiday letting) their property. Nobody is allowed to advertise/have a property for sale or for long letting unless they can provide the notary, purchaser or long term tenant with the certificate.
The cost of the certificate varies dependent on the size of the property. The Administrator is presently negotiating costs/prices with local architects and will keep us informed accordingly. Once obtained the certificate is valid for 10 years.
It appears that those who do not have the certificate will be fined by the Government posted 22 May 2013

Royal Palm. Owners are requested to do as much as possible
to limit the inconvenience caused to neighbouring Owners and guests.
Owners are also requested to inform their neighbouring Owners, Owners office
and the letting company of their intended works.
