Information for new
owners
When you buy an apartment at Royal Palm (and that's a very good decision!) you automatically become a member of the Royal Palm Owners Association, which is responsible for all the 'common parts' of the complex. This gets you a vote at the AGM and other general meetings, and also binds you to the Community Rules. The full rules are available from the Owners Office and you should make sure to obtain a copy and become familiar with it. Meanwhile here are some important points:
- Community fees are levied each year by the AGM, according to the size of your apartment, to cover all the costs of running and maintaining the complex and are payable at the beginning of January and July each year.
- The Annual General Meeting is always on the second Monday in March, in Tenerife. A president and committee are elected and you can vote for these and any other agenda items (unless you have not paid community fees). Nominations close for election at noon on 31st December and the AGM Agenda is published and circulated 30 days prior to the AGM. The meeting is normally held in English.
- It is not permitted to keep animals on the complex.
- It is not permitted to use an apartment to run a business, nor for timeshare or co-ownership.
- There is a good communal satellite TV system connected to every apartment and individual dishes / aerials are not allowed.
- External alterations may not be made without authorisation from the Administrator, ask Owners Office for details.
- For everyone's comfort ball games are not permitted, nor inflatables in the pool or music by the pool.
- Rubbish is collected daily from the various 'basuras' around the complex in the early morning (usually before 7 am).
- There are 'quiet hours' between 11pm and 8am for everyone's comfort
- Maintenance work etc which may be noisy may only be done between 9am - 6pm Monday - Saturday.
- Water to your apartment is metered and payable to the community by direct debit.
- There is a lifeguard on duty during the day.
- Each apartment is connected to the telephone system and calls between apartments are free
- The owners office is available for you. It is managed by Anne who provides help, support and guidance to Owners, It is open Monday to Friday 10.00 to 16.00 hours and is closed on bank holidays.
